When is the best time to engage an architectural designer?

If you are planning an extension, new build or renovation, one of the first questions you may have is when to involve an architectural designer.

Our advice is simple: as early as possible.

At ACS Architectural, we always recommend speaking to us before the key decisions have already been made. By getting involved early, we can look at what you want to achieve, assess what may be possible and help shape the project before the design becomes fixed.


Why involve us early?

The early stages of a project are often when the most important decisions are made.

You may already have ideas about the size of an extension, the layout you want or the budget you have available. By speaking to us at this stage, we can review those ideas alongside the property, site and any planning or technical considerations.

We can help you think about:

  • How the available space could work best

  • The size, position and layout of your proposed extension or building

  • Planning considerations and potential restrictions

  • Your priorities and budget

  • Building Regulations requirements

  • How the design relates to the existing property and surrounding area

Looking at these points from the outset can help avoid unnecessary changes later and give the project a much clearer direction.


Speak to us before applying for planning permission

If your project requires planning permission, we recommend involving us before an application is submitted.

We can consider the scale, position and design of the proposal alongside the property itself, neighbouring properties and the wider surroundings.

In some cases, work may fall under permitted development rather than requiring a full planning application. We can help establish the likely route and advise you on the next steps.

Planning permission and Building Regulations are also separate requirements, so even where planning permission is not needed, Building Regulations approval may still be required.

By considering these points early, we can develop the design with the wider approval process in mind.


You do not need to have everything worked out

A common misconception is that you need a finished idea before speaking to an architectural designer.

You do not.

Some of our most useful early conversations happen when a client knows what they want to achieve but is unsure of the best way to do it.

You may want a larger kitchen and family space, another bedroom, a complete renovation or a new home on a plot of land. There may be several different ways we can approach the brief.

Our role is to explore those possibilities with you and develop a design that works for the property, the site and the way you want to use the finished space.


Considering Building Regulations from the start

As the design develops, we also need to consider how it will work technically.

Building Regulations cover areas including structure, fire safety, insulation, ventilation and energy efficiency. Most extensions require Building Regulations approval, even where planning permission is not required.

By thinking about these requirements as the project develops, we can reduce the likelihood of major changes being needed later.
